PPM
Fast Track PPM provides automatic scheduling of
maintenance, service and inspection tasks. Careful consideration during the
set up of the PPM module, means that the maintenance plan virtually runs
itself. The plan can be designed by facilities and maintenance experts, who
can then detach themselves from day-to-day considerations, with the
knowledge that Fast Track PPM is carrying out their wishes.

The PPM Process
A register of equipment assets is
developed with applicable detail for driving the PPM mechanisms. Procedures
can be detailed in a number of ways including paper and electronic
operations and maintenance (O&M) manuals. Equipment assets are associated
with maintenance procedures in the PPM Schedule table and given a start date
and maintenance cycle. Work Orders with full job details are automatically
generated in advance of the work dates. Work Orders are issued by print, fax
or email. After work is carried out all details are recorded, including
meter readings and other test readings. Analysis of work commitments by
resource can be used to reduce peaks and troughs in the maintenance plan.
Decisions on life costs, replacement rationale etc., can be assisted by
reviewing the work history and cost history of individual assets. |
PPM Graphic Dates
The PPM Graphic Dates window is where the
three significant dates which control the PPM process are accessed. The
three dates determine the answers to the following questions:

How far forward do we forecast work
dates?

How many days in advance do we generate
Work Orders?
n
How many days in advance do we issue
Work Orders?
Typical answers might be that we forecast (and analyse) work dates for the
next year; we generate work orders two weeks in advance; we issue work

PPM’s Global Settings, the three control
processes can be set to occur automatically. This means that work is
automatically generated and issued to the applicable contractors and
internal resources. Different printed work order job tickets can be printed
for internal and external contractors. |
Graphic Work Date Adjustment
Work Dates can be viewed
graphically to ascertain patterns, clashes, etc. Work dates in the graphic
view can be filtered by Building, Equipment Asset, Procedure and date range.
Using the graphic view, experts can "zoom in" to part of the PPM plan and
fine tune the actual work dates based on practical requirements. Users click
on the work marker squares to see job details, and can adjust the work date
by picking the new date from a calendar. The marker square for the job moves
to it’s new date after each adjustment. |
Updating Work Resources
Resource updates to PPM Work Orders
are done in the same way as to On-Demand (help desk) work orders. Pass and
Fail radio buttons can be set for each step, various details and statistical
values can be assigned, and any number of items can be added to each of the
following tables, using Fast Track PPM’s easy-to-use interface:

Materials
The cost of each item of labour, parts and tools is calculated and stored in
the work order detail. Materials are miscellaneous items which are not
suitable for storing in the parts table - this can include items noted
"on-the-fly" such as "can of paint", "box of nails", "roll of duct tape",
etc. The quantity and price of each material item is logged and HD&M
calculates the totals. |
Readings
Each Procedure step can be a general
work instruction such as "Replace the paper filter", or a specific
instruction to record a reading from a meter, gauge, condition, etc.

Asset Hierarchy
Fast Track PPM’s Asset structure
allows a hierarchy, whereby individual assets can be grouped together.
Assets can be grouped within a building, or into Systems which span several

iiS PPM Kit
When automating planned maintenance, it
is often the case that much of the required data already exists, but in
unstructured format. iiS can provide a "PPM Kit" consisting of a Microsoft
Excel spreadsheet and a Microsoft Access database. The single spreadsheet
can be utilised to derive asset, location, procedure, work type and
contractor data, whilst Access is used to hold the verbose procedure
details. |
